Who owns and manages Tranquil Waters Retirement Village?

Tranquil Waters is operated by the Tranquil Retirement Group, owned by the Wells family, who also own Ormiston Rise at Ormiston.

For over two decades and across two generations, the Wells family business has been based in the Redlands. All our decisions are made right here by committed people that you can talk to in person. The same goes for our dedicated staff, many of whom are locals themselves.

Tranquil Waters has been operating since 2000 and has 120 villas located opposite Thompson’s Park and beach.

Who can live at Tranquil Waters?

Tranquil Waters is designed for retirees or those over 65 years who are able to live independently.

Living at Tranquil Waters enables residents to enjoy all the normal aspects of living in your own home, but without the burden of home and garden maintenance that is required in your standard residential property.

Living at Tranquil Waters will provide the added reassurance of comfort, style, safety and security in a vibrant and caring community.

The team at Tranquil Waters is committed to providing all the right ingredients to make sure Tranquil Waters is a place you and your neighbours will treasure and enjoy for a long time to come.

How do I secure a villa?

Secure your villa for a refundable deposit of $2,000 upon signing an application for a villa, allowing you time to arrange the sale of your existing home.

The amount of the purchase price varies depending on the villa size, number of bedrooms, floor plan style, location, aspect etc

What type of villas are offered?

Tranquil Waters comprises of a range of architecturally designed villas, each offering you either one bedroom plus a study, two bedrooms or two bedrooms plus a study, 9ft ceilings & spacious living areas.

What stamp duty is payable?

Nil. There is no stamp duty payable by the resident on the purchase of their home at Tranquil Waters.

This is a considerable saving compared with a typical residential property purchase or a community title.

What is the type of ownership?

All residents will have a registered 99 year leasehold title to their villa which allows residents to enjoy the community facilities and services provided.

Most importantly, security of ownership is guaranteed by registration of the leasehold interest at the Land Titles Office and there is no stamp duty.

Tranquil Waters is governed by and registered under the Queensland Retirement Villages Act 1999.

Is there be an emergency call system in place?

Every home has an Emergency/Care Alert System. This system in monitored 24 hours per day.

What are the services and benefits covered by the General Services Fee?

The general services fee is designed to simplify household budgeting by incorporating many of the typical household costs into one regular charge.

Additionally, it also funds the ongoing operation of the facilities and services provided at Tranquil Waters, such as:

  • Building insurance
  • Council rates including refuse and water
  • Maintenance, repairs and cleaning of the community centre and common areas
  • Maintenance of the exterior of villas and most internal maintenance
  • Garden maintenance of villas and common areas
  • Fire protection
  • Wages and administration costs
  • Security and emergency call monitoring

The general services fee is charged per week and is payable on the 1st of the month, in advance via direct debit. The general services fee is reviewed annually. The amount of the general services fee and the basis upon which is calculated may vary from time to time.

What other expenses am I responsible for?

Residents are responsible for internal cleaning and general housekeeping of their own villa.

You are also required to pay for your own electricity, phone, home contents insurance and if required, pay-TV and internet services.

Will you accept an application for a villa “subject to the sale of my property”?

Yes, this is what happens in 98% of purchases.

How long will you give me to sell my property?

Firstly, we will confirm the expected settlement date. Once this has been provided to you, we will give approximately 3 months to confirm the sale of your property.

Will there be a “cooling off” period after signing, in case I change my mind?

Yes, there is a 14 day cooling off period and if you withdraw in this period your deposit of $2000 will be refunded in full.

What measures have been taken to ensure that Tranquil Waters is safe and secure?

The team at Tranquil Waters is committed to making sure that all of the facilities and services offered reach the most stringent safety and security standards, thus ensuring your peace of mind.

Security gates are installed at the main entrance and when friends visit, they can buzz your home and you can check their identity via the CCTV channel on your television. You will also have a remote control for electronic access the village.

Are pets allowed?

We recognize that pets are part of the family, therefore one small existing pet is permitted, subject to approval.

Can family and friends stay?
Yes, grandchildren, family and visitors can stay for a maximum of 21 days unless otherwise arranged with management.
Is there visitor and caravan parking?

Yes, convenient visitor car parking is available throughout the village. Parking for caravans and boats, is allocated on a first in basis subject to availability.

Can I still work if I live at Tranquil Waters?

Of course, you can be working, part retired or fully retired, it’s your choice.

Is a community centre available to socialise with other residents and friends?

Yes a 2 story building with a lift has been up and running since 2007 and includes the following features:

  • Residents lounge
  • Billiards room
  • Community area
  • Outdoor heated pool
  • Barbeque area
  • Gymnasium
  • Residents’ bar
  • Hair salon
  • Coffee facilities 
Is there a park nearby?

Yes on our doorstep. Walking and cycling tracks can be enjoyed in the neighbouring park which fronts directly onto Thompson’s Beach offering BBQ and playground facilities – all good fun for grandchildren and the young at heart!

Where are the closest shops?

Minutes to major shopping centres, medical facilities, restaurants, cinemas and bowls club. In addition, our local shopping centre and local bus service is only 250 metres away.

It is a short drive to Cleveland and Raby Bay Marina precinct with harbourside dining and shopping.

How close are hospitals and medical facilities?

The Redland Public and Mater Private Hospitals and specialists’ centres are 15 minutes away. 250m away are three doctors’ surgeries, pathology & chemist, and at the major shopping centres there are four more medical centres as well as X-ray, dental, pathology & physiotherapy and chemists.

Is there public transport nearby?

Our village bus caters for weekly shopping trips and a bus service operates from the local shopping centre only 250 metres away. From Cleveland regular trains depart to Brisbane city and surrounding areas.

What about future care needs?

There will be a range of options available to residents. The villas are adaptable – and therefore can cater for changing needs – including care from visiting health providers.

A choice of personal care services to in-home care packages will be available as and when needed, at Tranquil Waters, either as a government funded or as a private client on a user pays basis. These services can be provided by your current private provider or charitable aged care operator or we can help facilitate such services via our preferred Health and Wellbeing Partner.

Whilst we do not provide any personal or aged care services, we have a preferred Health and Wellbeing Partner – Heather Hill who can offer a wide range of services to suit residents’ needs. (See our Retirement Living Consultant for more information).

What happens when I leave Tranquil Waters?

When you leave Tranquil Waters, you are required to give one months’ notice, agree on a selling price, remove your personal belongings, hand back your keys and we’ll take care of the rest.

What financial details apply when leaving Tranquil Waters?

When you vacate your villa at Tranquil Waters there is a fee payable (known as an Exit Fee) to the operator.

Exit Fees are a standard charge implemented throughout retirement communities in Australia. It is a deferred recovery of part of the costs associated with establishing the overall community and its infrastructure.

Delaying the fee until the end of your occupancy allows you the use of your money while you are living at Tranquil Waters rather than committing all your funds to provide for your accommodation. The Exit Fee is calculated at the time of departure at a rate of 9% per annum and capped at 4 years.
